Basement Remodel Cost: What Finishing a Basement Costs in 2026

Finishing a basement adds living space without an addition. This guide covers basement remodel prices per square foot, the cost of basement framing and finishes, and the extras that move the budget.

Basement remodel price per square foot

  • Most projects: about $30 to $75 per square foot, according to Angi.
  • National average: Angi reports about $22,882 for a basement remodel in 2026.
  • High end: projects with a bathroom, a kitchenette or structural changes can pass $100 per square foot.

Basement framing, insulation and drywall

Framing is the skeleton of the finished space. Professional basement framing runs about $4 to $10 per square foot, and drywall about $1.50 to $3.50 per square foot installed. Before any framing goes up, the basement has to be dry: if water comes in, waterproofing ($5 to $10 per square foot) comes first.

What adds the most

  • A bathroom. Drainage and plumbing make it the most expensive room per square foot.
  • A wet bar or kitchenette. Cabinets, a sink and a counter. See our guide to built-in bars.
  • Built-in cabinetry. Media walls, storage walls and window seats turn an open room into a finished one.
  • Permits. Finishing a basement in Massachusetts usually needs a building permit; your town building department confirms what is required.

How we approach a basement

Most of our basement projects combine a living area with built-in cabinetry: a media wall, a wet bar or kitchenette, storage, and sometimes a guest room or office. The cabinetry is made in our Mashpee shop, so the finished basement looks like the rest of the house. See recent work on our basement finishing and remodeling page.
